Smart Building Energy & HVAC Optimization Platform for [Commercial Real Estate Firm]

Developed a real-time IoT energy management platform for a commercial real estate client. Utilizing React, D3.js, and MQTT, the system visualizes data from 2,000+ sensors via interactive floor plan heatmaps, achieving an 18% reduction in annual energy costs.

Project At A Glance

  • Client: A property management company overseeing 15 commercial office buildings in the Pacific Northwest.
  • Services: IoT System Integration, Real-Time Data Visualization, Custom Dashboard Development.
  • Tech Stack: React, D3.js, Node.js, MQTT, TimescaleDB.

The Challenge

The client managed older office buildings with outdated HVAC systems. They had zero visibility into real-time energy consumption or temperature anomalies across different floors. They relied on monthly utility bills to gauge performance, meaning they were always reacting to high energy costs months after they occurred, rather than preventing them. They needed a "single pane of glass" to see what was happening physically inside their buildings right now.

The Solution

We built an end-to-end IoT visualization platform that aggregates data from over 2,000 newly installed sensors (temperature, humidity, CO2, energy meters):

  • High-Frequency Data Pipeline: We engineered a Node.js service using MQTT to ingest thousands of sensor readings per second, storing them efficiently in TimescaleDB (a specialized time-series database). image
  • Real-Time Digital Twin: Using React and WebSockets, we created a live dashboard. The centerpiece is an interactive 3D floor plan heatmap that updates every 500ms, showing exact locations where rooms are overheating or cooling unnecessarily.
  • D3.js Advanced Analytics: For historical analysis, we utilized D3.js to build complex, interactive charts comparing energy usage against external weather patterns, helping facility managers identify inefficient equipment trends over time.

The Results

  • Tangible ROI: The platform helped identify faulty HVAC dampers and scheduling errors, leading to an 18% reduction in total energy costs year-over-year. image
  • Instant Visibility: Facility managers reduced daily inspection rounds by 60% because they could monitor floor-level conditions remotely on tablets.
  • Proactive Maintenance: The system now alerts engineers to equipment anomalies (e.g., abnormal vibration patterns) before full failure occurs.
